    Laurin & Klement Kampus

Guided by the principles of a modern working environment, sustainability and friendliness that extend beyond its employees, Škoda Auto, significantly supported by the KOVO Trade Union, has built its new headquarters named the Laurin & Klement Kampus (LKK). The Austrian studio ATP designed the campus as a complex of four buildings interconnected by a ground floor with a lobby, conference hall, restaurant and café. In addition, passage between buildings is provided on all five floors.

    The best for employees

The LKK is a modern office building unparalleled in Mladá Boleslav. It offers employees plenty of daylight, large green areas in the atrium and an accessible roof terrace. The design also emphasises quality soundproofing to combat both external noise and normal internal work noise. In addition, commuting considerations were an important part of the design; therefore, a spacious underground car park for LKK employees’ company cars was built under the building, and its capacity is supplemented by an outdoor car park, which will be completed by autumn this year at the latest to allow parking for LKK employees with private cars.

    Digital twin

Efficient management of such a monumental building demands special dedication and smart solutions. Therefore, a digital twin was created during the LKK’s construction, capturing even the smallest design changes to simplify the building’s management. It provides a detailed overview of all networks and equipment and serves as the basis for the room booking system and accurate fault reporting.

  • Sustainability

    2

    Sustainability

The LKK was built to high standards, with a commitment to sustainability and environmental responsibility at its core. The building is designed to operate in a CO2-neutral mode and with minimal operating costs. Besides using energy from biomass combustion by the ŠKO-ENERGO, this goal will be achieved through the use of its own photovoltaic power plant on the roof and other innovative solutions. For example, the building features a green roof and façade elements that will help in cooling during the hot summer months.

Skylights in the staircases provide plenty of natural light, minimising the need for artificial lighting. This is further supported by LED technology with intelligent sensors. The buildings’ windows offer high insulation, while an advanced system of automatic external roller shutters protects the interiors from harsh sunlight. The modern ventilation, heating and air conditioning systems achieve energy recovery efficiency of up to 80%.

The building aims for the DGNB (Deutsche Gesellschaft für Nachhaltiges Bauen – German Green Building Council) Gold certification, which is the international standard for high-quality construction. It addresses the environmental impact of a building through the lens of not only its carbon footprint but also its technical, economic, functional and social quality.

    Paperless future

Before moving to the LKK, employees had access to more than 80 printers. In the new headquarters, this number has been reduced to just five multi-function devices, which are also expected to be phased out in the long term. If the LKK went completely paperless, it would save up to 1 million pages of paper and almost CZK 1.3 million annually compared with the current usage of printers at Škoda Auto, while also reducing the carbon footprint by 4.7 tonnes of CO2.

  • New Office World

    3

    New Office World

As early as 2017, Škoda Auto offered its employees an off-site working arrangement called Mobile Work, under the Agreement on flexible forms of work with the KOVO Trade Union. The COVID-19 pandemic significantly increased its usage and broke down certain mental barriers.

This arrangement has become somewhat of a standard, with a number of tools (e.g. Teams) developed to enhance efficiency. Škoda Auto has adapted to this trend by addressing the challenge of underused and often half-empty offices.

Desk sharing applies to all employees, regardless of their job title.

That is why, at the new LKK, the carmaker adopted a job-sharing approach where employees are not assigned specific desks but have a personal locker and reserve workstations for specific dates only.

    396

The total number of enclosed spaces available for meetings, phone calls, online meetings etc.

The aim was to create a workplace that encourages creativity, meeting and collaboration across different areas. The concept, called Activity-Based Workplace, will allow employees to select workstations based on the nature of the work they do.

    Shared desk area

Equipped with height-adjustable desks, monitors with a built-in docking station and automatic lamps. Additional features like meeting boxes or phone booths are also available to employees, and various seating arrangements support team meetings at team tables.

Multi-functional office and meeting room area

There are 150 lockable multi-functional offices and dozens of meeting or project rooms with diverse equipment and capacities. Each floor of block B has a meeting room for up to 20 people, on the fifth floor of block A, there is one for 30 people. These are bookable via Outlook or Teams calendars.

    Community zone

Spaces designed for networking, social interaction, discussions, working coffee with colleagues or short meetings. Community zones offer comfortable chairs and sofas, high tables with bar stools and, for employees’ well-being, game tables, walking belts, massage chairs and more.

  • Rules of Work and Conduct

    4

    Rules of Work and Conduct

The new office work model at LKK requires employees to be considerate and respectful towards their colleagues. It is important to follow clear rules in order to thrive in this new workplace.

    Sharing

Sharing spaces is a fundamental principle of the new building. While you can reserve a spot in your home zone (the floor where your locker is located) or any other area, you should choose your space based on the nature of your work tasks and the employees you will be working with. Consider the option of mobile working for longer or confidential calls by using designated areas like phone booths or meeting boxes.

Microwave ovens in the cafeteria are available for heating your own food, which allows you to spend time with your colleagues over lunch.

    Cleanliness

Keep outerwear, umbrellas, shoes and other items in designated areas, such as accessible changing rooms. If necessary, use your personal locker to store work and personal belongings. Keep the work environment clean. Minimise eating at desks to keep food odours from bothering your colleagues; use the kitchenettes or the canteen instead.

Ten guidelines for a clean and functional workplace

    1

Only book a workplace if you intend to use it.

    2

Respect that the shared desk area is primarily for quiet work.

    3

Adjust your desk and chair for ergonomic comfort when you arrive at your workstation.

    4

Use personal keyboards, mice and headphones.

    5

Lock confidential documents in designated areas (e.g. personal locker, filing cabinet, archive).

    6

Store unused devices in designated areas (e.g. personal locker).

    7

Lock your computer when you leave your desk.

    8

Report any untidiness in your workstation or other shared areas to the building manager.

    9

Contact the Service Desk (326-817-777) for IT issues.

    10

Clear your desk at the end of the work day by moving your items to your personal locker. If any items remain on the desk after hours, they will be removed and stored in the designated areas in the kitchenettes.

  • IT Equipment

    5

    IT Equipment

Moving to the LKK means not only a change in environment but also an upgrade in technical equipment. This transition will help you to improve ergonomic comfort and productivity at work while Škoda Auto also considers the environmental impact of the new equipment.

    Videoconferencing equipment

Selected meeting rooms (sizes M and L) will be equipped with new Teams videoconferencing equipment. You will no longer need to dial a phone number to join a call; just press a button on the touchpad to join a Teams meeting, scheduled through Outlook or Teams on your mobile phone. Large format monitors will now be used to project content instead of projectors, and you can present content from your device in two ways: by logging into the Teams meeting or by connecting via an HDMI cable as traditionally done.

In the digital age, many documents and information are available electronically, so there is no need to print everything. Therefore, the amount of paper used can be reduced to a minimum.

    Printers

The LKK has five colour multi-function printers, one per floor. In addition to A4 and A3 printing, they can also be used for copying and scanning. As before, these devices are equipped with an MFA card reader, maintaining the standard Print2Me and Scan2Me functionalities.

    Printer locations

    1st floor – Block C
    2nd floor – Block B
    3rd floor – Block A
    4th floor – Block D
    5th floor – Block A

The selected docking monitors are among the most advanced and efficient solutions on the market for quick and easy laptop connections.

    Docking monitors

All workstations and multi-functional offices feature Hewlett-Packard ultra-wide 34-inch monitors, whose large screens and high resolution allow you to work efficiently. The docking stations will not take up space on your desk since they are part of the monitor. Even connecting your laptop will be very simple: just a single USB-C cable, which also powers the device. Accessories (mouse, keyboard, headphones etc.) can be connected either to the laptop or the monitor, which includes an integrated camera for video calls.

Café Klement, featuring 22 seats indoors and 31 in the lobby or outside, will be open from 7:30 a.m. to 6:00 p.m.

    384

Seating capacity inside the restaurant. An additional 40 seats will be available in the outdoor seating area.

Kitchenettes will be equipped with coffee makers for employees.

In the spirit of meet & greet

The restaurant is designed for multi-functional use and includes a stage and facilities for audiovisual equipment. The space can be divided into two separate sections and booked as regular meeting rooms. They are also suitable for both work purposes (e.g. conferences, workshops, training sessions or lectures) and leisure activities outside working hours (e.g. informal meetings, cultural performances, themed gastronomic events etc.).

For the first six months, the restaurant will welcome MFA cardholders and visitors, with potential catering services to the public in the future.

    Reception

The LKK building will offer 24/7 employee access. The reception desk is staffed from 6:00 a.m. to 10:00 p.m., with security covering the off-hours.

    IT Point

Employees at the office buildings can now access the IT Point services without having to visit the plant premises. Located within the LKK reception area, the new branch will offer support for mobile devices, including issuing new ones, servicing them and carrying out end-of-life replacements. The IT Point will be open on weekdays from 8:00 a.m. to 4:00 p.m.

    Postal services

The Škoda Post Office is located on the ground floor of Block D, complete with mailboxes for the organisational units in the building. It will provide postal services for all departments and handle incoming and outgoing mail, as well as courier deliveries and personal distribution to the Board of Directors. It will be open during office hours from 6:30 a.m. to 2:30 p.m.

  • Conference Room

    9

    Conference Room

The LKK includes a conference room that, thanks to its versatility, offers truly multifunctional use. It can function in several modes: as a single large space, together with the lobby or divided into smaller sections.

In single-room mode, it offers seating for 400 participants. However, it can also be opened up to the lobby via a mobile partition, thus providing the opportunity to host events for up to 1,125 people. There will be four screens and four preview screens for projection, alongside a full lighting and sound system.

The conference room is designed for large internal events, including the carmaker’s management meetings.

The conference room connects to a control room with technical facilities on the one side and two separate studios for interpreting on the other. Thus, the hall can also serve for board meetings or unveiling new models. With two mobile partitions, it can be divided into three smaller spaces, each with at least one projection facility. After training, they will also function in self-service mode, allowing users to organise events here independently.

The conference room will start operation in May and will run in test mode until September. Škoda Booking can be used to book these facilities.

  • Parking

The underground car parks are intended for employees' company cars.

    10

    Parking

Employees at the new LKK will have access to two car parking facilities, which have been built with support from the KOVO Trade Union. Access to both areas will be possible via the roundabout at Gate 11, turning onto the road behind the LKK. An employee MFA card with an activated access zone will be required for entry. Both facilities will be open to employees from 21 March.

    Indoor parking

Inside the building, there is parking with 318 spaces for LKK employees’ cars. Half of these are equipped with 11 kW charging stations. Before entering the parking facility, an information board will indicate the number of available spaces, and a navigation system inside will help with orientation. This facility also includes 10 spaces for visitors and a home zone with 10 spaces for specific cars from Škoda Click’s internal carsharing.

    683

Total number of parking spaces allocated for employees at the LKK.

    Outdoor parking

Located behind the LKK, this area is designated for the private cars of employees working in the building. It has a total capacity of 365 spaces, with 160 initially available. The remaining spaces will be open by September at the latest.

If you have permission to use the new LKK parking lots, please do so. This will enable the additional parking areas around Gate 8 and Gate 11 to operate efficiently. In partnership with the KOVO Trade Union, we are developing proposals to enhance the use of existing parking spaces.

    Bicycles and changing rooms

For employees who choose alternative commuting methods, the LKK offers significantly greater convenience, with facilities for bicycles and electric scooters. In addition to a spacious bicycle room for up to 70 bicycles, there will be women’s and men’s changing rooms with showers and lockers for personal belongings. These amenities are only available during work shifts and cannot be reserved. In addition, a bicycle-sharing parking zone is being created right next to the LKK.
